the stairs look like they were past being usable...and seem to be getting a mushy side to them.

I don't know that they look mushy so much as they look well worn in. The depressions appear to be in roughly the same spot, like where someone would be walking. Of course, I'd still want a stick or something to test each stair before I went up them... :D

Mushy stairs (or floors!) for that matter are not fun to step through, especially when you're trying to carry out SWAT training.
I punched a hole through the porch. :(
